Commercial roof inspections for owners and property managers
Request a commercial roof inspection in Memphis, Nashville, or Little Rock for leak investigation, maintenance planning, due diligence, or replacement budgeting.
Request a commercial roof inspection to investigate a recurring leak, document maintenance needs, review a property before purchase, or prepare replacement budgets. The Service Group reviews the building, access, and purpose with you before confirming the visit. We agree on which areas will be reviewed and what documentation you need so the findings can support a specific property decision.
Match the inspection scope to the building
An apartment community, warehouse, retail center, and office building can have different access requirements and affected occupants. Identify the building and any separate roof areas in your records. Share the roof system if known, previous repair descriptions, available drawings, and warranty contacts. The team reviews your request and discusses the appropriate scope and availability before confirming a visit.
What the visual review may cover
The agreed visual scope may cover roof surfaces, seams or laps, flashings, roof edges, penetrations, drains, and previous repairs in accessible areas. Record the roof section and location of each observation so a repair proposal can refer to the same finding. Concealed moisture, deck conditions, and inaccessible areas may require additional investigation; a visual review cannot establish every condition in the assembly.
Agree on useful inspection deliverables
Discuss an annotated photo record, a roof-area summary, observed deficiencies, priorities, and recommended next steps before the visit. Separate findings that need prompt attention from maintenance items and longer-term replacement planning. Identify inaccessible areas, uncertainty, and any recommended testing. Budget allowances, measurements, and a written report should be included explicitly in the agreed scope rather than assumed.
Maintenance inspection or pre-purchase due diligence?
A maintenance inspection focuses on current conditions and items to track or address. A pre-purchase review should also consider the transaction deadline, available installation and warranty records, repair history, and the buyer’s questions about future costs. Agree on the level of review and any specialist input needed. A general inspection is not a structural certification or a guarantee of remaining roof life.
Use section-by-section findings for capital planning
For a large facility or portfolio, keep separate records for each roof area: system, approximate age when documented, observed condition, known leaks, repair history, and unresolved questions. This supports discussion of immediate repairs, further testing, and phased replacements. Any cost allowance or sequencing recommendation should state its assumptions and be refined when the scope is developed.
Agree on access, documentation, and limitations
Before a visit, discuss which roof areas can be accessed, the site contact, tenant coordination, and any vendor requirements. Ask what observations and documentation are included in the agreed scope, which areas may be excluded, and how any recommendation for further investigation would be handled. A general inspection request does not automatically include infrared scanning, moisture surveys, destructive testing, engineering opinions, or warranty certification. Those needs require a separate scope and capability review.
Prepare a useful inspection request
Provide the street address, building type, affected unit or area, observed concern, and the person who can authorize the visit. If there is a recurring leak, describe earlier repairs and whether the issue returned in the same location. Mention that photos or reports are available so the team can coordinate how to share them. Missing installation records do not prevent you from submitting an initial request.
Connect findings to the next decision
An inspection request and an authorization to perform repairs are separate steps. Discuss what the agreed assessment can establish and what remains uncertain before choosing a repair, maintenance task, coating evaluation, or larger project review. Keep any resulting documentation with the property record so the next conversation starts with the same information. No particular solution is guaranteed by submitting a request.
Request service in Memphis, Nashville, or Little Rock
These are our initial markets for commercial and multifamily service requests. Provide the exact property location so coverage and availability can be reviewed. For multiple buildings, identify each address and its concerns separately. Submitting the form starts a conversation; it does not book an appointment.
Questions before you request service
Can I request an inspection without an active leak?
Yes. Describe your maintenance-planning or roof-condition concern and the decision you need to make. The team will discuss scope and availability before confirming a visit.
Does an inspection request include a written report?
The documentation to be provided should be agreed before the visit. Describe any photo, report, or property-management requirements in your request so the team can review them.
Do you include infrared or moisture testing?
These are not automatically included. If you need specialized testing, state that in your request; capability, suitability, and scope must be reviewed separately.
Do I need an account to request an inspection?
No. Use the service request form and select Inspection. Your request is saved for team review; an appointment and any work must be confirmed separately.
