NDL roof warranties: a guide for property owners
Understand No Dollar Limit roof warranties, owner responsibilities, maintenance records and repair approvals for commercial and multifamily properties.
NDL describes the dollar-limit provision for covered obligations under a particular roof warranty or guarantee. It does not make every leak, expense or type of damage eligible. Covered components, causes of leaks, exclusions, reporting procedures and remedies depend on the issued document and its riders. A brochure or sample warranty helps explain a program but does not establish the coverage of your building.
Start with the issued warranty
Locate the warranty number, named owner, property address, covered roof areas, manufacturer, installer, completion date, expiration date and riders. Confirm whether you hold a material-only warranty, a system warranty or a separate contractor workmanship warranty. For a multifamily property, match each roof section and building to its own records; a warranty for one building may not cover the entire community.
Installation requirements and owner responsibilities are different
Requirements to obtain a system warranty can include an eligible assembly, contractor authorization, installation details, project registration and manufacturer acceptance. After issuance, the owner may have maintenance, reporting, access and alteration obligations. Follow the requirements in the actual warranty and referenced documents rather than assuming a roof material or membrane thickness alone determines eligibility.
Maintenance is not automatically a warranty repair
Keeping drainage clear, recording roof conditions and addressing maintenance needs can support roof care. Whether a particular leak is a covered claim must be determined under the warranty. Document the concern and follow the manufacturer's reporting process before treating a contractor's estimate as an approved warranty expense. Do not assume the warranty pays routine maintenance or that a maintenance visit renews coverage.
Extensions are separate programs
Some manufacturers offer maintenance-related extensions for eligible roofs. Examples include Carlisle Continu-Care, GAF WellRoof and Johns Manville Peak Plus Five. Enrollment, contractor eligibility, inspection records and other requirements vary. A normal maintenance agreement does not automatically enroll a roof in one of these programs; obtain written confirmation from the manufacturer.
Use the manufacturer’s documents for the specific system
The references below provide starting points for Versico, Carlisle, Duro-Last, GAF, MuleHide, Johns Manville and Elevate. Identify the actual TPO, PVC, EPDM, modified-bitumen or coating assembly before applying a requirement. Do not transfer one manufacturer's repair detail, coating specification or warranty terms to a different system. Verify that the document applies to the warranty issued for your roof.
The Service Group’s role
The Service Group is not currently a manufacturer-authorized roofing contractor. You may request an inspection or maintenance-planning conversation in Memphis, Nashville or Little Rock. Scope, qualifications and availability are reviewed before work is agreed. Manufacturer approval and an appropriately authorized contractor may be required for warranty repairs or alterations. These resources do not issue, extend or confirm warranty coverage.
What to include in a service request
Identify the property and building, your main concern, roof type if known, and whether warranty records are available. State if you need an inspection, maintenance plan or assessment of a reported leak. Do not delay a required manufacturer notice while waiting for a service response. Keep complete warranty documents available for the agreed review.
Technical references
Always check the current manufacturer documents and the warranty terms for your specific roof.
No. NDL concerns covered financial obligations. Check the issued warranty and owner guidance for maintenance responsibilities.
Must every owner purchase a maintenance contract?
There is no single rule covering all manufacturers and warranties. Distinguish owner maintenance duties from paid service agreements and optional extension programs.
Can TSG issue a manufacturer NDL warranty?
TSG is not currently manufacturer-authorized and does not offer issuance or extension of manufacturer NDL warranties. Any future eligibility must be confirmed for the specific project.
